Equal Housing Opportunity

As Diligent Flagstaff Realtors,
We Encourage Home Inspection.

A Home Inspection Is A Must.
A professional home inspection is arguably the most important stage in the home buying process. No matter how well a home may show, you never know what lies behind what you see. Get an inspection before committing to a purchase contract, or at a minimum include an inspection clause as a condition in your purchase offer. This will give you the option of canceling the offer or renegotiating the offer in unforeseen problems are uncovered.

Never rely on an inspection arranged by the seller. You deserve the confidence of an unbiased assessment of a home’s condition by your own Flagstaff home inspector. Choose a reputable inspector that is certified by a well-known association or organization that requires its members to meet qualification standards and to adhere to industry ethics.

What An Inspector Does.
An inspector performs a visual inspection of a home’s condition of repair and safety hazards. Each state may have guidelines set for general inspections. Always ask the inspector what the inspection fee includes and ask for a sample of the resultant inspection report. Items inspected may include some or all of the following points of attention.

• Heating and cooling systems.
• Plumbing and electrical systems.
• Visible insulation, walls, ceilings, floors & windows.
• Roofs, attics, basements & foundations.
• Appliances, disposal systems & water heaters.
• Drainage and soil stability.
• Conformity to building codes.
• Presence of termites and pests.
• Evidence of previous leaks & water damage.
• Presence of asbestos, mildew & lead-based paint.
• Possible safety hazards.

The Inspection Process
Your buyer-agent will be glad to recommend a home inspection firm. You should plan to be present during the inspection to be sure a thorough process takes place. It’s also an opportunity to become familiar with the operation of all systems and to quiz your inspector about possible repair costs which will help you prepare for a possible renegotiation of selling price.

Once the home inspection is finished, the inspector will prepare a detailed report of findings. It will be up to you to determine the next course of action if major or minor problems are exposed. If you happen to get a stellar assessment, you’ll have comfort in knowing the home you are about to purchase is in good condition.
